The Gateway I-80 Business Park is an approximately fifty-two acre business park being developed along Interstate 80 in Omaha, Nebraska. The Park is being developed as a higher end office/service park with nice landscaping. The City of Omaha has designated the development as a “Gateway Overlay District” since it is the “gateway” to Omaha on Interstate 80. The Park has been designed with thirty-six (36) building lots ranging from one-half acre to 4 acres with the majority of the lots in the Park at approximately 1.5 acres. However, Omaha will permit administrative lot splits, avoiding re-platting when dividing land into desired building lots. The Gateway I-80 Business Park is targeting office, retail and service center users in the five to twenty thousand square foot building range. Further, the Park has the flexibility to assemble an approximately five acre lot for a campus style office development or large user.

The Gateway I-80 Business Park is located at Interstate 80 and Harrison and Street in southwest Omaha with access from I-80 via a four-way interchange at 126th and Harrison.

The Park has more than 4,000 linear feet of frontage on I-80, a well-traveled interstate between Omaha and Lincoln. The Park is on the border of Douglas and Sarpy Counties. In fact, a portion of the entrance to the Park is in Sarpy County, the City of La Vista. Sarpy County near Omaha has been an area of tremendous residential, commercial and industrial growth over the past few years.
